‘Fine-tuning’ maximises ESD efficiencies for Wellington’s largest office building

18 January 2012 - Aurecon has incorporated leading Environmentally Sustainable Design (ESD) principles to provide an award winning, 5 Star Green Star Office Design v1 rated building that has surpassed energy efficiency expectations for Wellington’s largest  office building – the new 48 000 m2 Asteron Centre.

Client, Mark Dunajtschik of One Featherston Development Ltd said: “Whole of life costs and sustainability were critical drivers for this development. Aurecon has ensured the design is extremely efficient with very low running costs – a plus for potential tenants.”

Aurecon ESD Leader for New Zealand, Quentin Jackson has been involved with the project since 2006 when the Inland Revenue Department (IRD) decided to consolidate its existing leases into one single tenancy – thereby significantly reducing operating costs. Jackson believes Aurecon’s continued involvement with the building during its first year of operation will help ‘fine-tune’ the systems to maximise efficiency. 

Dunajtschik said: “This is the one monthly bill [fine tuning] that I do not mind paying as I can actually see the benefits.” 

Through a collaborative design process the building has achieved sustainability through the fundamentals of good design to deliver robust, effective systems that balance environmental concerns with the financial constraints of such a large capital project.

“Continued involvement will help achieve tighter environmental performance and zero-carbon targets from good design principles to how the building is maintained and managed,” said Jackson. 

Marcus Welby, Aurecon Building Services Engineer tasked with leading the building fine tuning process says: “After having had a major part in the design of this building, Aurecon can now ensure that the building is tuned for optimum performance and facility managers know how to best manage their buildings.” 

The Asteron Centre has also achieved many awards for applying leading architecture and ESD principles in the water, heating, lighting, ventilation and building management systems that work together to provide an extremely efficient building.

  • NZIA Local Architecture Award 2011 - Commercial Architecture 
  • Major Tenant IRD 2011- NZ Green Building Council 4 Green Star rating – Office Interiors 2009
  • NZ Green Building Council 5 Green Star rating 2010 - Office Design Version 1
