Aurecon design boosts NABERS energy rating for Perth building

24 February 2011 - Global engineering and management consultancy, Aurecon, played a crucial role in achieving Perth’s first 5 star NABERS Energy Base Building Rating for a new office development – 235 St George’s Terrace in the Bishop’s See precinct, ensuring that this building is amongst the most energy efficient commercial office space in Australia.

“We are delighted that the environmental impact has been significantly reduced by good green engineering design practices for this building,” said Hawaiian Director of Investment Property, Evan Briers.

Aurecon undertook extensive predicted energy modelling analysis to ensure that the contractual requirement of 4.5 stars would be met during the design process.

“It is Aurecon’s job as Environmentally Sustainable Design (ESD) advisors to assist building owners and tenants to reduce energy use, energy costs and greenhouse emissions,” said Phil Hues, Aurecon’s Sustainability Consultant for the project.

“Commercial buildings have a major part to play in meeting Australia’s international greenhouse obligations and can save up to 40% on their energy bills by implementing simple energy efficient design practices. This was undertaken on 235 St George’s Terrace through good engineering rather than the addition of ‘green gimmicks’,” added Mr Hues.

Aurecon was also engaged during the building tuning period to assist in reducing base building energy consumption even further to achieve the 5 star rating by a substantial margin, thereby greatly exceeding the original commitment made. This is something many other new build commercial developments have been known to struggle to achieve.

Some of the design initiatives included:

  • A high efficiency variable air volume air-conditioning system, water cooled chillers and cooling towers
  • T5 lighting throughout the building
  • Variable volume car park ventilation
  • High performance, full height glazed facade with optimised building orientation

A 5 star NABERS Base Building Energy rating demonstrates best practice and market leading performance in energy efficiency benchmarked against current market performance and assessed on actual building performance over a 12 month period.

The building was also Western Australia’s first 5 star Green Star Office Design rating that set an important precedent in Western Australia.
