Along the coastal road of Ho Tram in Vietnam, where sand meets the sea, the contemporary design of Hyatt Regency will offer a collection of 63 pool villas and hotel accommodation. The Ho Tram Residences and hotel building take inspiration from the surrounding refreshing beauty with green roofs and natural materials used in the construction of gathering spaces.
Buildings blend harmoniously with the landscape with minimal and slimline built form. Aurecon was appointed by IFF Holdings to provide mechanical, electrical and plumbing engineering for the villas, hotel building and associated infrastructure.
The short timeframe for designing the building services was the single greatest challenge for Aurecon. To address this, our team delivered the foundation design to allow construction to commence whilst the preliminary building services design was still underway.
This involved the use of a digital engineering platform to develop a 3D model of the building services to identify the setting out of pipework, electrical system, and the heating, ventilation, and air conditioning (HVAC) system. This process accelerated the programme, ensuring the foundation’s construction could commence with assurance of the building services fit out.

The 3D model allowed Aurecon to federate building services designs to meet the architectural intent and client requirements of the development. It also allowed designers to identify and remove the potential incompatible interactions between differing elements of the design long before construction commenced.
To ensure energy efficiency and sustainability, heat generated from the condensing pipe of the air conditioning systems is used to supplement grid electricity to power the hot water systems. In addition, hot water is generated through heat pumps, pulling heat from the surrounding air and transferring it – at a higher temperature – to heat water in the storage tank.
Energy efficient lighting will be attached to manual controls for switching systems off when rooms and spaces are unoccupied, therefore reducing energy consumption.
The Hyatt Regency Ho Tram project is an example of Aurecon bringing its client’s vision for building services to life. Faced with an ambitious programme, we have delivered building services systems designs that reflect the architectural intent of the project, together with the green design brief and requirement for functionality in the construction process.
The 9 ha development offers guests and residents a connection with nature and luxurious amenities to create memories for a lifetime.
