Jubilee Place plays a key role in revitalising an historic 133-year-old hotel, with addition of a 15-level A-grade office building cantilevering over the existing hotel structure, revealing a connected and welcoming public plaza.
Pre-purchaser Credit Suisse entered a forward funding agreement with a Queensland-based developer for the office development, adding to its commercial real estate portfolio in Asia Pacific. To assist Credit Suisse’s technical due diligence process, Aurecon was appointed to advise on the investment opportunity from a technical perspective.
Aurecon identified potential risks in the design of the development and used science-based engineering calculations to facilitate conversations between Credit Suisse and the developer. As Credit Suisse’s technical advisor, Aurecon negotiated with the developer’s project team to establish mutually agreed outcomes.
The process culminated in Aurecon developing a minimum building specification relevant to all engineering disciplines that outlined the required performance and functional requirements the developer would be committed to delivering during design and construction. This was undertaken with proactive input from the developer’s builder.
The technical due diligence advice provided Credit Suisse with a comprehensive understanding of the risks and opportunities associated with the development’s reference design for use in commercial negotiations.

Following the execution of the development agreement, Aurecon remained as Credit Suisse’s owner’s engineer, reviewing the design throughout its completion to ensure compliance with the minimum building specification. This covered the developer’s structural engineer’s design, together its builder’s methodology, to maintain the integrity of Clem7 tunnel below the site from impacts stemming from the development above.
Jubilee Place is marketed as providing connected, expandable, flexible and dynamic workspaces for tenants.
In addition to the owner’s engineer role, Aurecon conducted an economic analysis of the smart building platform prior to it being adopted. Our WiredScore Accredited Professional worked closely with Credit Suisse to ensure the building’s infrastructure supports future digital connectivity and smart technology applications.
Jubilee Place has since been awarded the Platinum WiredScore rating for its digital capabilities, the first building of its type in Brisbane to be recognised by the international digital connectivity rating scheme.
One aspect of our ongoing owners engineer role was the focus on passive design features, and balancing operational expenditure with upfront capital expenditure, in support of positive asset whole-of-life outcomes. This supported the development to achieve a 6 Star Green Star As-Built rating without heavy reliance on expensive carbon offsets.
To meet the challenges of this engagement, Aurecon worked closely with Credit Suisse’s Australian representative, Kelen Property, to determine the materiality of risks and key focus areas as the development progressed. Given the range of technical challenges relating to the building’s confined site, and with limited time available to complete the process, a focus on what matters the most was critical for the client.
Indicative of the highly efficient outcome of the due diligence process and technical review during construction, Credit Suisse now owns and manages Jubilee Place.
The project was announced as the winner of the 2022 Australian Steel Institute’s QLD/NT award for Buildings in the Large Projects category.
