An office fit out, for which Aurecon provided the environmentally sustainable (ESD) design engineering, has become one of a small handful of tenancies in Australia to achieve a 6 Star Green Star Office Interiors v1.1 from the Green Building Council of Australia (GBCA).

The prestigious certification benchmarks the project as world leading.

200 Victoria Street, Melbourne, Australia, a derelict former brewery laboratory, was redeveloped into a world class, sustainable office building. As lead tenant in the building, the Environment Protection Authority (EPA) Victoria engaged Aurecon to ensure the ESD design for the fit out aligned with the rest of the building’s high sustainability standards.

Aurecon provided a range of building services engineering expertise, including mechanical, electrical, fire protection, hydraulic, acoustics and sustainability consulting, for the fit out.

This is the first government tenancy in Victoria to achieve this rating, and one of only 10, 6 Star Green Star - Office Interiors v1.1 in Australia.

Rebecca Breuer, Mechanical and ESD Engineer at Aurecon, said the certification was the result of years of hard work from a dedicated team.

“The rating recognises a truly multidisciplinary effort, including teams from Aurecon, Woods Bagot, Hansen Yuncken and Montlaur Project Services, to achieve world leading standards of sustainability,” Rebecca said.

“We were extremely excited to become the first team in Australia to receive the 6 star certification upon the first assessment.

“The certification can be attributed not just to the innovative sustainability initiatives built into the design, but also to the thoroughness of the project team in preparing their documentation to be presented for the Green Star rating submission for assessment.”

Key features of the sustainable fit out include increased ventilation rates above the Australian standard, flexible lighting control incorporating motion control and daylight linking. Other initiatives include hollowing out the light filled atrium, mapping natural sunlight into work spaces, selecting materials sourced or produced responsibly by manufacturers, improving air quality through reduced emissions and using videoconferencing and transport initiatives to reduce travel and greenhouse gas emissions.

The client, EPA, says the result is a vibrant and healthy workspace that delivers on all aspects of environmental, social and economic sustainability, including a 5.5 star National Australian Built Environment Rating Scheme (NABERS) energy tenancy rating.

The overall building has also received two other prestigious 6 Star Green Star ratings in the Office Design and Office As Built categories.
