Aurecon was a member of the project team that was appointed to design and construct Time Square Casino, Arena and Hotel at Menlyn Maine in Tshwane, South Africa. The design of the R4.6-billion development started in July 2014 and construction started in May 2015. The casino formed a major part of the first phase of the project and it opened in April 2017, followed by the acclaimed Sun Arena opening in November 2017 and the Maslow Time Square Hotel opening in April 2018.
The development is part of the new Menlyn Maine precinct. The new arena can accommodate 8 000 seated in a theatre configuration and a maximum of 10 000 people standing, while the new casino offers world-class facilities across two gaming floors, housing 2 000 slot machines and 60 tables. The 17-storey, 252-key Maslow Time Square Hotel offers three to five-star rooms, as well as an 800-seat conference centre.
Sun International appointed Aurecon (HVAC, wet [except the hotel] and fire), along with WSP (civil/structural) and CKR (electrical and electronic), to design* the three major buildings according to world-class standards. The buildings had to be energy efficient and built according to a tight deadline and strict budget. The team also had to construct an energy centre as part of the first phase of the construction programme. Green Star guidelines were followed without the team pursuing an actual rating as there isn’t a rating tool for casinos.
Aurecon delivered the HVAC solutions across all three buildings. The main challenges the team encountered were collaborating with many people on a large-scale project, and managing the extremely quick construction programme, as well as designing sustainable, ergonomic and economic HVAC systems across the buildings. The project team engaged daily and utilised a document control platform that enabled sharing of Revit live models and acceleration of the project phases.
HVAC systems are a major contributor towards energy consumption. Some of the energy-efficient, sustainable features of the air-cooled system Aurecon designed included low friction ducting and piping, installing inverter Direct Expansion units in electrical plant rooms, ice storage for the Arena Front of House and Back of House areas to accommodate irregular and high peak load demand, and state-of-the-art AHU’s that have an economy cycle with CO2 sensors and variable frequency drives to save on fan energy.
The design team achieved budget and met the client’s deadlines.
