"The Towers", South Africa

Aurecon has extensive experience in Building Information Modelling (BIM) and has been involved in projects utilising BIM technology for over a decade.

Recently, Aurecon was able to demonstrate the effectiveness of this technology when the company was appointed as structural engineer on “The Towers” redevelopment project for Redefine Properties Limited in Cape Town, South Africa.

The 40 000m2 parking structure consisted of 13 storeys, partly built over an existing 4-level basement and incorporated a 60 by 8 storey-high ‘grand concrete truss’.

The existing basement hosted a 4-level office building that had to be demolished whilst parking and traffic movement below was kept live.

As lead structural engineers, Aurecon ensured that meticulous planning and co-ordination was applied in the design phase of the project, as the renovation, demolition and new construction was scheduled to happen simultaneously.

The concept was modelled in Autodesk Revit 2014® from inception and phases were broken into ‘Existing’, ‘Temporary’, ‘New Construction’ and ‘To Be Demolished’, which made it possible to display various scenarios at the same time. 

The concrete truss construction planning was significantly simplified by having sessions with the contractor where he could see the model from all angles and use images from the model to design formwork and access to the 60 by 30 m pre-stressed concrete truss.

The confined site and limited access made planning the positions of cranes and site operations difficult and BIM technology allowed for the layout to be modelled to insure clashes were limited and interference with existing buildings and foundations were avoided.

Aurecon was proud to be part of this ground-breaking project, which utilised a simplified, meaningful and well-planned solution that considered the risks while saving time and money.
