Menlyn Park Shopping Centre Expansion, South Africa

The size, amenities and design of the revamped Menlyn Park Shopping Centre make it a world-class shopping destination

"Combining fresh designs with classic materials, neutral tones and plenty of natural light gives this shopping centre a timeless appeal that will surely extend its lease of life,” comments Aurecon Technical Director, Mark Axelrod.

The ambitious R2.5 billion Menlyn Park Shopping Centre expansion was completed at the beginning of 2017, making it the largest mall in Africa, attracting consumers across Gauteng and also visitors from other African countries. The makeover of the shopping complex was driven by retailer and shopper demand, leading the client to increase the total lettable area to a staggering 171 0000 square metres

Environmentally Sustainable Design services at Menlyn Shopping Centre

Aurecon provided structural engineering, civil engineering, mechanical engineering and Environmentally Sustainable Design (ESD) services for both Phase 1 and Phase 2 of the project. In 2013, Aurecon was appointed to add approximately 92 000 square metres of new floor area to the adjacent space to the Menlyn Park Shopping Centre. The client requirement was that the existing centre would not be affected during the construction. With Phase 2 of the project, a large section of the existing single-storey mall was demolished and replaced with a double-level shopping mall, adding another 59 000 square metres of floor space.

BILD Architects and Terra Ether Architects required a huge amount of featured steelwork in the design of the new sections. One particularly challenging aspect was the spiralling steel feature on the roof of the shopping centre. The sculpture consists of vertical steel columns with spiral tubes wrapped around them. The project team built the sculpture in three separate sections on the ground, which were lifted onto the roof to be erected and bolted together.

Phase 1 of the development was awarded a 4-Star Green Star Retail Design rating by the Green Building Council of South Africa and is currently undergoing an assessment for an As-built rating. Phase 2 is also targeting a Green Star rating.

Extension Phase 1 is the first operational mall in South Africa to achieve a Green Star new construction rating. Some of the green features of the project include sustainable material that was used during construction such as post-consumer recycled reinforcing steel and timber sourced from environmentally responsible forests; a waste and recycling management plan to manage collection, storage, treatment and disposal of waste at the Centre; a rainwater harvesting system and low-flow sanitary fittings to limit municipal water consumption as well as an energy-efficient heating, ventilation and air-conditioning system.

The redevelopment includes an open-air piazza surrounded by Pride of India trees and popular restaurants. The new mix of tenants includes anchor tenants such as top international clothing brands Zara, Bagozza menswear and H&M, combined with a large, accessible grocery section. Together with the number of brands looking to establish flagship stores in the complex, it has made the revamped Centre a leading shopping destination in Tshwane.
