Signature property in Sydney’s CBD is set to achieve a 5-Star Green Star As-Built Rating

25 November 2014 - 20 Martin Place is an iconic building in the heart of Sydney’s Central Business District.

Originally constructed in the 1970s, the building had become dated and was in need of a complete refurbishment in order to retain its reputation for being a prestigious landmark in the area. In addition, a refurbishment would maximise the letable area by extending the floor plate to the North of the building without increasing the height of the existing building. The refurbishment would also provide the opportunity to update the building services to maximise the energy efficiency and the occupant amenity and wellbeing.

In July 2013, Pembroke Real Estate commissioned a design team to commence with the design work required to transform the current building into 19 080 square metres of prime office and retail space throughout 21 levels. This will include a striking new high-performing glass facade. The glass curtain wall will illuminate the building by reflecting the light from the sun, leading it to constantly change colours as the sun moves across the sky throughout the day.

Australia and New Zealand (ANZ) Banking Group have extended their lease of the building and will once again take up occupation after completion in 2015.

Pembroke appointed Aurecon for engineering services design, including the fire, hydraulic and mechanical services up to tender design stage.

Michael Beecham, Senior Mechanical Engineer at Aurecon, says that one of the engineering challenges experienced was coordinating the services design within the limited space available.

“20 Martin Place is a steel framed structure and we needed to work within the limitations of the existing structure. Using Revit software, we were able to create 3D designs in order to coordinate our services design with other services, including additional infrastructure being installed within the building,” explains Beecham.

The project team, which also includes Australian architects Crone Partners and an international team of James Carpenter Design Associates, is targeting a 5-Star NABERS Base Building Energy Rating and a 5-Star Green Star As-Built Rating for the refurbished, A-grade building.

In order to design an energy efficient building, the mechanical design of the building needed to optimise the energy efficiency and provide comfortable conditions within the building. Beecham says that after extensive modelling, a recommendation was made to the client to install active chilled beams and low temperature variable air volume (VAV). “Aurecon’s recommendation was influenced by the physical constraints of the existing structure while also achieving a high energy efficiency rating,” said Beecham.

Other green features included via the refurbishment are:

  • Increased outside air ventilation rates (150% improvement over minimum requirements, providing greater Indoor Environmental Quality to the building occupants)
  • A hydraulic system that includes a rainwater capturing system which will collect, store, treat and re-use large quantities of rainwater. The treated water will then be used where potable water is conventionally (and unnecessarily) used, i.e. for flushing toilets.
  • A fire system which ensures that large quantities of water are not wasted, thanks to each floor being fitted with a sprinkler system that has isolation valves for floor-by-floor testing. The system uses recycled water and can be shut off in order to isolate specific floors.
