Situated on the corner of Bourke Street and Wurundjeri Way, in Melbourne, Seven17 Bourke Street links Southern Cross Station, Aurora Lane and Etihad Stadium in Melbourne’s Docklands precinct. This mixed use development comprises A-grade offices, retail space, a 290-room hotel and carparking.
Aurecon provided structural, building services, fire and bridge engineering, as well as ecologically sustainable design (ESD) services for the project.
A key feature of architects Metier3’s design was realised in the rotation of the tower floors. This was achieved by pulling the perimeter column structure inboard from the façade and resulted in up to 3.5 metre cantilevered floor structures around the perimeter. Aurecon used this as an opportunity to balance the structural loads in the internal spans to increase the efficiency of the post-tensioned floor design.
The building’s underfloor air distribution (UFAD) system delivers clean, fresh air to the work environment through a series of diffusers located at floor level. The UFAD system uses the open space between the structural concrete slab and the underside of the raised access floor system to deliver air directly into the workspace. This air rises naturally and leaves the work environment through a return air plenum located in the ceiling. The advantages of this system include improved indoor air quality, improved thermal comfort, reduced energy use and the ability for occupants to control their individual work environment.
Water saving initiatives include one 130 000 litre water tank which provides a significant reduction in water usage, as well as efficient showerheads, toilets and bathroom furniture.
A pedestrian bridge at podium level has been constructed over Wurundjeri Way to provide building users with a direct link to nearby Southern Cross railway station.
The building comprises two multi-level towers. The north tower is an 18-storey office building, which has received an A-grade rating from the Property Council of Australia. The south tower is a 14-storey hotel designed to employ the use of load bearing precast walls and 150 mm thick post-tensioned floors in order to fast-track the delivery of this component of the project.
Seven17 Bourke Street has achieved a 5 star Green Star design rating and has been described as a landmark building.
