Nedbank Phase II, South Africa

Nedbank’s head office in Sandton, Johannesburg, is owned and was developed by Nedbank Limited, who enlisted Aurecon as mechanical engineers for this innovative project – one that is pioneering in terms of sustainable building in South Africa.

This energy efficient building – which achieved a certified four-star Green Star rating from the Green Building Council of South Africa (GBCSA) – is the first Green Star certified building in South Africa and has become a beacon of green building achievement in industry.

The tangible benefits of going green for property owners are innumerable, but such projects require an extraordinary amount of teamwork from the onset. The participation of the whole design team is a crucial factor in ensuring a successful rating.

As such, Aurecon drew on a variety of services from different fields to ensure the project was a success. For example, mechanical systems are one of the largest potential users of energy, and thus they present great opportunity for improvement. To ensure maximum savings on energy, the Aurecon team proposed a full economy cycle air conditioning system, as well as several zoned carbon dioxide sensors on each floor to control the flow of fresh air.

An additional innovation includes a black water treatment system in which used water is partially recycled and re-used for all non-potable water uses, such as for the toilets, cooling towers and irrigation. This saves up to 120 kl of water per day and significantly reduces the amount of water discharged into the municipal sewer system.

Furthermore, an energy-efficient lighting system switches off lights in all unoccupied office sectors, and waste is managed through a dedicated system which provides for the collection and separation of paper, glass, plastics, metals and organic materials.

Such well-planned and carefully-managed systems saw Phase II of Nedbank’s head office development as the overall winner in the green developments category at the 2011 South African Property Owners Association (SAPOA) awards. These awards honour property innovators, developers, owners, and built environment professionals who have made a significant contribution to the enhancement of the property industry.
